How a Mortgage Loan Is Set Up

  • The loan originator or mortgage broker processes the mortgage loan application.
  • The Loan processor verifies applicant data with employer or bank.
  • If data matches in the application, the processor gives the loan to the underwriter. The underwriter then decides on extending credit.
  • Loan closings usually happen at a title company.
  • Post closure, the loan is managed by a servicing department for payment collection and administration.
